How much does it cost?

These are typical build costs for the 1,517 sq ft Ashfield design with full brick cladding.

These costs are based on the client self managing their own project and employing subcontractors to carry out the work on their behalf. The total costs shown are for a completed house, but excludes garage, connection to mains services, professional fees and landscaping.

Please also note that these costs make no allowance for you employing a project manager, or a builder to carry out all the work. Please also bear in mind that the location of your site, the type of foundations you require and your choice of materials and specification are all factors which can significantly increase the cost of your own project (e.g. kitchen, bathrooms, type of roof tiles etc).

You should always obtain a fixed price quotation from a builder or subcontractor before commencing your build.

4. ROOF AND SCAFFOLDING
Including felt, batten and leadwork. Based on large format tile. = £ 8,500

5. BRICK WORK INCLUDING FIREPLACE AND EXTERNAL CLADDING
Porch, hearth and tile creasing where appropriate = £10,000

6. ELECTRICS
White switches and fittings to NHBC requirements. = £ 3,000

7. PLUMBING AND CENTRAL HEATING
Gas fired central heating system with radiators. Rainwater goods included. = £ 5,000

8. DRY-LINING, WALL AND ROOF INSULATION

9. 1st AND 2nd FIX CARPENTRY
Fixing of materials which are supply only from Potton (e.g. staircase, doors, skirtings) = £ 3,000

11. EXTERNAL DECORATION
High quality external weathershield to render, wood stain to joinery. = £ 1,200
